HOW WE WORK

Execution Is an Engineering and Regulatory Problem Before It Is a Real Estate One.

Large load does not arrive at a site. It arrives at a defined point of delivery, under an executed service agreement, inside permits carrying operating conditions, on land controlled and entitled for the use. Each is a different counterparty, a different approval, a different place for a schedule to fail.

Kairos validates what is contractually present rather than nearby, with the American utilities, midstream operators and jurisdictions who control the outcome.

Power nearby doesn't mean power available.

THE DIAGNOSIS

The Assumptions That Break Projects.

<!— rows —>

A transmission line nearby is not available power

a 345 kV line crossing a parcel may have no point of delivery and no capacity under N-1; reaching one means network upgrades and cost allocation.

A substation with headroom is not 100–300 MW of service

capacity at a feeder is not capacity at the transmission bus; planning criteria and upstream constraints appear on no public map — including load committed ahead of yours by a customer who also thought the headroom was theirs.

Shovel-ready is not executable

it is conferred by a party with an interest in conferring it. Executable is a conclusion reached by someone with none. Screening produces candidates, not conclusions. Conclusions require conversations a screen cannot have. The sunk cost is not the land. It is the calendar. What we publish is what we look for. What we do not publish is how.

MULTI-PATHWAY POWER

Power Is Not One Question.

GRID

Load-service questions, not generator-queue questions: capacity at the point of delivery, the facilities agreement, network upgrades in the utility's system study, the large-load tariff and commission approval. Deliverability turns on voltage class, thermal and stability limits and contingency performance. The fastest answer is often conditional — curtailable service and ride-through performance exchanged for an earlier in-service date.

BEHIND-THE-METER

Whether the state permits the arrangement; how station power and export are treated; standby and backup service tariffs; protection and islanding at the point of common coupling.

GENERATION

Reciprocating engines, aeroderivative units and frame turbines carry different heat rates, emissions, water demands and lead times. Week-one configuration sets the year-one permitting path.

NATURAL GAS

Deliverability is contractual before it is geographic: firm versus interruptible transportation, pressure at the tap, the interconnect agreement with the pipeline operator.

HYBRID

Bridge generation carrying an early block while network upgrades are built.

Five power pathways resolving to a single energization dateGrid, behind-the-meter, on-site generation, natural gas and hybrid configurations are five separate routes to power. Each carries its own counterparty and its own constraints, and all of them resolve to one date: when the required load can actually be energized.GRIDUtility capacity;network upgradecost allocationBEHIND-THE-METERStandby tariffs, demand ratchets, parallel operationGENERATIONOn-site or bridge;turbine slots~5 years from orderNATURAL GASPressure at the tap, firm vs interruptible, interstate vs LDCHYBRIDBridge load whilethe utility pathmaturesONE ENERGIZATION DATE

TIME TO ENERGIZATION

The Question Is Not Whether. It Is When.

Sometimes it cannot be. Saying so in week two rather than month fourteen is much of what this work is worth.

A service request advances on the utility's study and construction schedule, and where a large-load tariff applies, a commission docket. Long-lead equipment — main power transformers, generator step-up units, switchgear, turbines — carries procurement schedules capital does not compress: two and a half to three years for a typical large power transformer, up to five for extra-high-voltage units.

A schedule untested against its longest chain of dependent items is not a schedule. Kairos works that sequence: what must be true before the next step starts, and who controls each gate.

MISO study cycle: actual duration against the tariff requirementProjects in MISO's 2017 to 2021 study cycles took 1,511 days on average from interconnection request to executed agreement, against a tariff requirement of 373 days — roughly four times the commitment.Tariff requirement373 daysActual average1,511 daysMISO System Planning Committee, 2025. Critical path to energized loadFive dependency tracks run in parallel toward energized load: land control and entitlement, interconnection study and agreement, network upgrade construction, air permitting where generation is involved, and long-lead equipment procurement. Network upgrade construction is the longest and therefore governs the delivery date. THE TEN DOMAINS

Ten Questions Behind Energized Load.

POWER

Capacity at a point of delivery, under a tariff, on a schedule in writing.

TRANSMISSION

Which upgrades are triggered, who funds them — participant funding, regional cost allocation — who carries estimate risk.

GENERATION

Fuel deliverability, emissions exposure, equipment lead time, self-supply treatment under the retail regulatory framework.

PERMITTING

Potential-to-emit, county attainment status, dispersion modeling, major source thresholds, BACT.

LAND

Title, easements, ALTA survey, Phase I ESA, wetlands and waters, protected species.

ENTITLEMENT

Zoning, conditional use approval, site plan, sound limits at the property line, the body that votes.

WATER

Surface water rights, a groundwater district's production limits or a municipal supplier's contracted capacity; discharge headroom for blowdown volume and chemistry.

FIBER

Diverse long-haul routes, multiple carriers, distinct entrances.

COMMUNITY

Durable local alignment, or a fight.

EXECUTION

Every open item, every dependency, every decision not yet made.

THE INTERFACES

Where the Work Actually Happens.

A change in generation configuration changes the air permit; the air permit changes the schedule; the schedule changes what the utility is planning around.

Utility engagement

What can be served, under which tariff, before a request is filed and a study cycle spent: a defined ramp, a position on curtailment.

Constructability-led site plans

switchyard siting, laydown, heavy haul access and turning geometry, built against what can be procured rather than against acreage.

Commercial terms

Tariff eligibility, minimum take and collateral, contribution in aid of construction, stranded cost. Credit profile is frequently the power conversation.

COMMUNITY & ECONOMIC DEVELOPMENT

Entitlements Are Decided by People Who Live There.

Entitlement outcomes, permit conditions and a utility's willingness to move are set by local posture long before a hearing. That is not sentiment; it is a schedule position.

Kairos brings those conversations forward, toward benefits that outlast construction.

Bring Us the Constraint.

ORIGINATION — corridors and sites validated for operators deploying load on a schedule that holds.

DILIGENCE — an opportunity in hand, including the uncomfortable part.

DEVELOPMENT — toward a point of delivery, permits and entitlements, with the utilities who control them.

STRUCTURING — assembly into a vehicle infrastructure capital can acquire.

The most useful first conversation is not a site tour. It is the constraint: the load, the timing, the jurisdictional limits, and the thing that has already gone wrong somewhere else.

Selected opportunities are available to qualified counterparties.
